Funding Ave provides:

• Free mortgage analysis reports — DSCR calculations and illustrative investment property analysis for pre-qualification inquiries
• Realtor tools (beta) — Dashboard and client analysis tools for licensed real estate professionals
• Mortgage origination services — provided by Boyd Culver, NMLS# 1762707, under Nexa Mortgage, NMLS# 1660690

• All figures are estimates and subject to change
• DSCR calculations are based on information you provide and market estimates
• Any interest rate you enter is your own assumption for modeling — we do not quote or offer rates on this Site
• Market rent and property value estimates are not appraisals
• Tax benefit calculations are estimates — consult a licensed CPA
• Cost segregation values require a formal study by a qualified professional
• Property appreciation projections are not guaranteed

License verification requirement: To register as a Realtor, you must hold a valid, active real estate license in your state. By registering, you represent and warrant that:

• You hold a current, active real estate license
• The license number and state you provide are accurate
• You will notify us immediately if your license lapses or is revoked
• You are using the tools for legitimate real estate business purposes

Permitted use: Realtor subscribers may use our tools to:

• Generate DSCR analysis reports for their clients
• Present investment property analysis in client meetings
• Download and share PDF reports with their clients

Prohibited use: Realtor subscribers may NOT:

• Resell or sublicense access to the platform
• Share login credentials with others
• Present reports as independent financial advice or mortgage commitments
• Misrepresent the source or accuracy of report data

Account suspension: If your real estate license lapses or is revoked, we reserve the right to suspend or terminate your account.

Mortgage analysis reports and pre-qualification inquiry tools on this Site are provided free of charge. There is no payment required to generate, download, or receive reports at this time.

If we introduce paid features in the future, we will update these Terms and provide clear notice before any charge applies.

All content on this Site — including the Funding Ave brand, report formats, calculation methodologies, and software — is owned by Funding Ave and protected by applicable intellectual property laws.

Report PDFs generated for Realtor subscribers may be shared with their clients for legitimate real estate business purposes. They may not be reproduced, modified, or redistributed for commercial purposes without our written consent.

OUR SERVICES ARE PROVIDED “AS IS” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED. WE DO NOT WARRANT THAT:

• Reports are accurate, complete, or current
• Market data reflects actual current conditions
• The Site will be available uninterrupted
• Results obtained will meet your expectations

TO THE MAXIMUM EXTENT PERMITTED BY LAW, FUNDING AVE, BOYD CULVER, AND NEXA MORTGAGE SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM YOUR USE OF OUR SERVICES, INCLUDING BUT NOT LIMITED TO RELIANCE ON REPORT CALCULATIONS, MARKET DATA ESTIMATES, OR MORTGAGE ANALYSIS FIGURES. OUR TOTAL LIABILITY SHALL NOT EXCEED THE AMOUNT YOU PAID FOR THE SPECIFIC SERVICE GIVING RISE TO THE CLAIM.

You agree to indemnify and hold harmless Funding Ave, Boyd Culver, Nexa Mortgage, and their respective officers, employees, and agents from any claims, losses, damages, or expenses (including attorney's fees) arising from your use of our services, your violation of these Terms, or your violation of any rights of a third party.

These Terms shall be governed by and construed in accordance with the laws of the State of South Carolina, without regard to conflict of law principles. Any disputes shall be resolved in the courts of Dorchester County, South Carolina.
